Income Requirements

To qualify for a home, applicants must demonstrate a combined gross monthly income of at least 3x the monthly rent.

What is Considered Acceptable Proof of Income?

Proof of income may be required for all applicants, guarantors, or applicants with certain credit screening results. Acceptable documentation includes, but is not limited to:

  • Most recent 2 months of pay stubs
  • 3 months of bank statements
  • Previous year’s tax returns
  • I-20 documentation (if applicable)
  • Other verifiable income documentation as outlined in the application Terms & Conditions

All documents must be submitted in PDF format.

If the income requirement is not met, applicants may have the option to qualify with a guarantor.

Guarantor Requirements

What if I do not meet the income or credit qualifications?

We understand that every applicant’s situation is unique. If you do not meet the standard income or credit requirements, you may have the option to qualify with a guarantor. A guarantor is an individual who agrees to financially support your lease by taking responsibility for rent payments if they are not fulfilled. While the guarantor is not listed as an occupant, they are legally responsible for the financial obligations outlined in the lease agreement.

Guarantor Guidelines

The following requirements apply to all applications utilizing a guarantor:

  • Guarantors must complete a rental application and pay the applicable application fee
  • Guarantors must provide valid documentation, including:
    • Government-issued ID
    • Social Security Number (or equivalent identification)
    • Proof of income
  • Guarantors must demonstrate a minimum gross income of 4.0x the monthly rent
  • A guarantor may support only one apartment at a time

Guarantors are subject to credit and screening approval through the community's screening process

Occupancy Standards

How many people can live in an apartment?

Our community follows standard occupancy guidelines to ensure your safety and compliance across our communities.

Our general guideline allows for up to two (2) occupants per bedroom, plus one (1) additional occupant per apartment. Please note that occupancy limits may vary slightly based on local regulations and specific community policies.

Maximum Occupancy by Apartment Type:

  • Studio: Maximum of 3 occupants
  • One Bedroom (including den/loft): Maximum of 3 occupants
  • Two Bedroom (including den/loft): Maximum of 5 occupants
  • Three Bedroom (including den/loft): Maximum of 7 occupants

Credit Reports and Possible Decisions

How is my application evaluated?

All applications are reviewed through a third-party screening process to ensure a consistent and fair evaluation.

Applications are assessed based on a combination of factors, including:

  • Income verification
  • Credit history and score
  • Rental history and background screening
  • Other qualifying criteria as outlined in the application Terms & Conditions

After screening is completed, one of the following decisions will be provided:

  • Approved 

Your application is approved under standard terms, with the base security deposit required.

  •  Approved with Conditions

Your application is approved with additional requirements based on screening results. This may include an increased security deposit or other qualifying conditions, in accordance with state and local regulations.

  • Declined 

We are unable to approve the application based on the screening results.

Additional Review Required

In some cases, the screening may return a notification requiring further review or documentation. Our team will follow up with the next steps if additional information is needed.

Identification, Income & Employment Verification

What forms of identification are required?

All applicants are required to provide a valid government-issued photo ID to verify identity. Acceptable forms of identification may include:

  • Driver’s license
  • State-issued ID
  • Passport or other government-issued photo identification

All returning applicants are required to complete the standard application process, which includes:

  • Submitting a new rental application
  • Paying applicable application fees
  • Completing the screening process through our third-party provider
  • Renters Insurance Is renters’ insurance required? Yes, all residents are required to maintain active renters’ insurance

Is renters’ insurance required?

Yes, all residents are required to maintain active renters’ insurance coverage for the duration of their lease.

A minimum of $100,000 in liability coverage is required Proof of insurance must be provided before move-in and key release

What are my coverage options?

Residents may choose to:

  • Provide their own third-party renter’s insurance policy
  • Enroll in an approved insurance program offered through the community (where available)
